LDA warns developers

LAHORE – Lahore Development Authority has called upon the developers of approved private housing scheme to execute transfer deeds and mortgage deeds of land reserved for roads, streets, parks, playgrounds, graveyards and public utility sites in the approved housing scheme in favor of LDA within three weeks, in the office of sub-registrar. In case of non- compliance, LDA would be constrained to initiate strict legal action under the law.
The developers have been informed that Government of Punjab, Revenue Department has exempted the levy of the stamp duty, capital value tax and registration fee on the transfer of the land reserved for roads, streets, parks, playgrounds, graveyards and public utility sites in an approved housing scheme in favor of concerned development authority. A notification No. 517-2013/455-ST (I) dated 16-03-2013 has been issued in this regard.
Similarly Government of Punjab, Local Government and Community Development Department has also exempted 1 per cent tax levied on transfer of immovable property on transfer of land under Punjab Private Housing Scheme & Land Sub- Division Rules, 2010, vide notification No. SOR (LG) 38-2/2004 dated 12-03-2013.
A number of cases of execution of transfer deed and mortgage deed in favor of LDA by the developers of some approved private housing schemes had been pending due to imposition of heavy fees on such transactions.  This long standing issue has since been resolved.
Two plazas demolished: During its operation against illegal constructions, staff of the Town Planning Wing of LDA demolished two plazas at two different locations in the city.
Led by Director Town Planning Syed Nadeem Akhter Zaidi, the LDA staff demolished an illegal plaza that had been constructed on kanal area on Main Road, Nawab Town. The LDA staff also dismantled the structure that had been constructed on plot No 91, Nabi Pura in Gulberg. Residential building plan had been got approved from LDA for this plot but an illegal commercial construction had been erected at the site.
