Islamabad - The high-ups of Capital Development Authority (CDA) have directed the concerned directorate to recheck cost estimates, cost of land and built-up property, and development charges before finalising PC-I for development of sector C-14, C-15 and C-16 of the federal capital, as they found that earlier estimates of the schemes were prepared on the basis of tentative data, The Nation has learnt reliably on Sunday.
According to the minutes of the recently-held 20th meeting of CDA’s technical committee, exclusively available with this scribe, the PC-I of the said schemes was under finalization in the concerned directorate when the CDA high-ups took notice of the fact that estimates of the schemes were prepared on the basis of tentative data.
As the director project sector told the meeting that estimates of the schemes have been prepared on the basis of tentative data, the member engineering CDA inquired about the basis of cost of land. The deputy DG Land & Estate (DDG L&E) CDA told the meeting that cost of land is based on award of land and built-up property, and cost and other compensation costs. The member admin directed that the cost of land and development charges should be rechecked properly.
 After detailed discussion, the concerned directorate was directed to finalize the subject PC-I properly after rechecking of cost estimates, cost of land and built-up property and development charges and attachment of necessary details/feasibility study on early basis.
The financial advisor CDA inquired about land possession of these sectors and the DDG L&E informed the meeting that land possession of the subject sectors will be obtained after award of built-up property. The director sector development informed the meeting that environmental clearance of the subject schemes is under process. The director L and E informed that PC-II/feasibility study as per directions of the Planning Commission required to be annexed with draft PC-Is. The member admin CDA directed that all codal formalities of the subject schemes should be finalized on early basis. The cost accountant finance wing CDA was also called upon and directed for necessary action to finalize cash flow statement at the earliest.
